Originally, this bathroom had a tub and shower combo, but given its modest size, we decided to switch things up for a modern, sleek look. Here’s what we did:

✨ Stand-Up Shower: Transitioning to a stand-up shower instantly modernizes the space and enhances the aesthetic appeal of this small bathroom.

🔲 Shampoo Niche: We added a practical and stylish shampoo niche, using the same tile for the shower pan and the accent for the niche to maintain a cohesive design.

🔹 Tile Choice: Opting for smaller tiles may be more expensive and labor-intensive, but the payoff is worth it. It breaks up the space beautifully, adding texture and depth. Larger tiles would have created a monotonous gray wall, but our choice adds visual interest.

💰 Long-Term Value: Spending a bit more now ensures the shower will remain appealing for a decade or more, making it a worthwhile investment for years of tenant satisfaction.

💡 Electrical Overhaul: All plugs and switches have been updated to sleek Decora style, adding a modern touch to every room.

🔲 Baseboard Upgrade: We replaced the old, beveled baseboards with clean, 5.5-inch thick plain Jane baseboards for a contemporary look.

🔄 Space Optimization: The most significant change was pushing back the wall by eliminating the bedroom closet. This gave us the space to add a dining area, making the unit more appealing and functional.

✨ Modern Touches: With these updates, the unit is not only more attractive but also commands higher rental income.

In this project, we’re tackling one of the biggest maintenance headaches: plumbing backups. Since this property is on a raised foundation, we’re taking advantage of the situation to update all the old cast iron drains with new plastic ones.

Here’s what we’re doing:

🛠️ Full Vertical & Horizontal Plumbing Updates: Instead of just replacing horizontal hot and cold water lines, we’re updating everything – both vertical and horizontal lines. This means no more breaking open walls for future repairs.

💡 Long-Term Savings: By addressing the root cause of common maintenance issues now, we’re setting ourselves up for fewer problems down the line. It’s a smart investment that doesn’t cost much more, especially when everything is already opened up for the remodel.

Remember, if you’re dealing with a slab foundation, it’s a different story. But for raised foundations, this approach is a game changer.
